Our Program
Product Terms
We offer a fixed-rate loan program with the following indicative terms:
- Eligible property types: Stabilized properties only--office buildings, anchored retail shopping centers, warehouse/distribution centers, hotels, multifamily apartments (originated by Goldman Sachs Lending Partners) and senior housing
- Loan amount: $10 million minimum. Selectively, lower loan amounts may be considered
- Loan-to-value ratio: Maximum of 75%
- Debt yield: Target of 9.0% based on underwritten net cash flow, lower debt yield considered selectively (hotels 11.0%-12.0%)
- Loan pricing: Competitive rates based upon market conditions priced at a spread over the applicable swap rate benchmark
- Amortization: 25 / 30-year
- Loan term: 5 and 10-year loan terms available
- Processing fee: $7,500 on most loans
- Borrowing entity: Must be bankruptcy-remote, special purpose entity, no tenants-in-common ownership allowed
- Recourse: Loan shall be non-recourse, with standard non-recourse carve-outs
- Reserves: Reserves shall be required for capital items such as replacements, tenant improvements and leasing commissions, with exceptions
- Defeasance option: Following a lock-out period, defeasance shall be allowed
- Loan servicing: GSCMC, or assignee, shall service the loan
